This is sourcing work. It is phone calls and follow-up with property owners, and it rewards people willing to be told no in the morning and call again in the afternoon. Payment is flat and never depends on a lease being signed. Nothing here is a promise of income.
Who this works for, and who it doesn't
We would rather tell you now than twenty minutes into a call. If the second list sounds like you, this is not your offer and there are no hard feelings.
A fit if
- ✓You are willing to have conversations with property owners. That is the job. Everything else is support around it.
- ✓You want to be in this business without a lease in your name, a deposit, or a mortgage application.
- ✓You already run short-term rentals, or tried to, and the property was the wall you hit. You know what an operator wants, which is the expensive half of this skill.
- ✓You can give it real hours a week and keep going after the first stretch of no.
Not a fit if
- ✕You want something passive. This pays for work you do, and no part of it runs without you.
- ✕You want a guaranteed number. The rate per property is posted; how many you bring in is entirely down to you.
- ✕You are not willing to be on the phone. There is no version of this that is only email.
- ✕You want us to find the property for you. That is the other side of the marketplace, and it is a different service.

How the model works, start to finish
Four steps, and the order matters. Nothing here asks you to buy, lease or manage anything.
The demand is already posted
Operators say what they are looking for, market by market, on the board. You are not going out to find a customer. The request is sitting there before you make your first call, and the rate for that market is posted next to it.
You find a property and approach the owner
Ordinary listings and ordinary owners. None of this is off-market or secret. What decides the outcome is which owner you approach and what you ask them, and that is what the training is actually about.
You get the approval in writing
This is the skill and it is the whole job. Not a verbal yes. A document naming the unit that says short-term rental specifically, obtained before anyone signs anything. Most people in this business have never seen one.
It clears our checks, and you are paid
The same gates every time: permission in writing, short-term named, the city allows it at that address, and the approval predates any signature. It clears, it goes live, and you are paid at the rate posted before you started. Not a commission, and never contingent on a lease being signed.
Owners do say yes to this

I was a landlord before I was an operator. I already owned a duplex when a friend explained rental arbitrage to me on a Friday. I spent that weekend calling landlords and by Monday I had my first yes, and I thought that meant it was easy.
Then I started helping people. Dozens of them, free, over about five months. They nearly all got stuck in exactly the same place: they could not talk to a landlord the way I could talk to a landlord. The information was never the bottleneck. Access was.
So I stopped competing for properties and started connecting them. That is the whole idea of sitting in the middle. You are not the operator and you are not the landlord, you are the person who gets the approval that neither side had.
I built Zi-Find because finding owners who will actually approve subleasing is the hardest problem in this space and nobody was solving it at scale. Then thirteen coaching programs started sending us their highest-paying students to source for. That is the part I did not plan, and it is why the standards are what they are.
This programme is the other side of that. We need properties, you can go and get the approval, and we pay a posted rate for every one that clears. That is the entire arrangement, and it is why I can be straight with you about who it does not suit.
We work with you until you're paid
If you do the work and a property has not yet cleared, you do not get handed off and you do not get told your access ran out. We keep working with you until one does: the coaching, the office hours, and the written feedback on every submission continue.
